Roofing
Summit keeps commercial roofs under inspection and under repair — scheduled surveys, leak response, flashing and penetration work, and condition documentation that tells you what the roof needs before the ceiling does.

01 — What It Is
A commercial roof fails quietly, then all at once.
The open seam, the lifted flashing, the drain choked with gravel — none of it announces itself until a tenant calls about stained ceiling tiles. By then the insulation is saturated, the deck is corroding, and a repair that would have cost a few hundred dollars has become an interior claim.
Summit keeps commercial roofs under inspection and under repair — scheduled surveys, leak response, flashing and penetration work, and condition documentation that tells you what the roof needs before the ceiling does.
We inspect, maintain, and repair. When a roof reaches the end of its service life, we document the condition and give you the evidence your capital plan needs — we don't sell you a tear-off.
02 — Service Tiers
Preventive & Responsive
Scheduled surveys that find the problem while it is still small, plus dispatch when water is already coming through.

PREVENTIVE
Scheduled Inspection
Recurring roof surveys on a documented cycle — typically twice a year plus after major storms. Every finding is photographed, located, and logged against the roof's history so deterioration is visible over time, not discovered during a rain event.
- Semi-annual and post-storm roof surveys
- Seam, flashing, and penetration inspection
- Drain, scupper, and gutter clearing
- Photo-documented condition reports

RESPONSIVE
Leak Response & Repair
An active leak is an interior-damage clock. Summit dispatches to locate the entry point — rarely where the water shows up inside — stops it, and repairs the failure properly once the weather allows.
- Emergency leak response and temporary dry-in
- Leak tracing to the actual point of entry
- Flashing, seam, and membrane repair
- Curb, vent, and penetration resealing

04 — 3-Step Process
How We Work
A documented baseline, a survey cycle you can plan around, and dispatch when water is already coming through.
01
Survey & Baseline
We walk the roof, photograph every defect, and record system type, age, and condition — the baseline every later report is measured against.
02
Schedule & Maintain
Semi-annual surveys plus drain clearing ahead of monsoon season. Small repairs are handled on the maintenance visit, not written up as a separate trip.
03
Respond & Document
Leak calls dispatched with the roof history already in hand. Every repair is photographed and filed, so the condition record stays current for capital planning.
